Water Intrusion & Flashing

The PNW Loses More Chimneys to Water Than Fire

Constant rain and freeze-thaw cycles drive water into every gap — failed flashing, hairline crown cracks, missing caps, porous masonry. Once it's in, water rots framing, stains ceilings, rusts dampers, and accelerates brick decay.

We diagnose where the water is actually getting in (it's usually not where you see the stain), replace failed flashing with custom-bent step and counter-flashing, repair the crown, and apply vapor-permeable waterproofing as the final layer of defense.

  • Custom step & counter-flashing in galvanized or copper
  • Crown coat & replacement to stop top-down leaks
  • Vapor-permeable waterproofing rated for 10+ years
  • Interior leak source diagnosis — not just guesswork

Watch For These

Signs Water Is Getting In

Stains on ceiling near chimney

Water stains around the chimney chase are almost always failed flashing or crown — both fixable.

Rust on damper or firebox

Metal rusting inside the firebox is a sure sign water is reaching the flue from above.

Musty smell from fireplace

A wet, mildewy odor from the fireplace means moisture is sitting somewhere in the system.

White efflorescence on brick

White powdery residue is water migrating through the brick and depositing salts.

Peeling paint on chimney walls

Interior paint blistering or peeling near the chimney indicates moisture behind the wall surface.

Smoke smells when raining

Damp creosote releases stronger smells when water mixes with it — a clue water is entering the flue.

Frequently Asked

Questions Our Customers Ask About Water Intrusion

Why does my chimney leak only sometimes?+
Wind direction, rain intensity, and temperature all affect where water enters. We track down the actual source rather than guessing — that's the difference between a real fix and a repeat call.
How long does flashing replacement take?+
Most flashing jobs are done in a single day. Larger projects with crown work or waterproofing may take 2-3 days.
Will waterproofing damage my brick?+
No — when done right. We only use vapor-permeable sealers that let the brick "breathe" so trapped moisture can escape. Cheap film sealers do trap moisture and cause damage; we don't use those.
Is the leak my roofer's problem or yours?+
Honestly, sometimes both. We'll tell you straight — if it's a roofing issue, we say so. Most chimney leaks are flashing or crown, which is squarely in our lane.
